Five phases.
No surprises.

i.

Discovery & Feasibility

Site walk, scope conversation, budget banding, and an honest read on what is buildable on your site, schedule, and budget. No charge for the first conversation.

ii.

Preconstruction

Estimating, value engineering, drawing review with your architect (or ours), permitting strategy, and a confirmed schedule. You see real numbers before you commit.

iii.

Mobilization & Contract

Final budget, signed contract, subs locked, long-lead items ordered, site set up, and a single project lead assigned to you for the duration.

iv.

Construction

Weekly owner updates, transparent change-order process, on-site supervision, and quality checkpoints at foundation, dry-in, and finishes. Phased around occupied operations.

v.

Closeout & Warranty

Punch-list completion, owner walkthrough, warranty package handed over, and a 12-month check-in. We answer the phone after the ribbon is cut.

Nate Development was founded in New Braunfels in 2004 by Serj Natekin. We started as a custom-home builder in the Texas Hill Country and have grown into a full-scale general contractor serving six markets — residential, multi-family, commercial, hospitality, education, and adaptive reuse.

The work is the same in every market: do the right thing at all times, build relationships that outlast the project, and hand a building back to its owner ready to do its job.

We work where we live. We answer the phone after the ribbon is cut. The towns where our projects stand are the towns where we run errands on Saturday morning.
